• The coastal counties had a total of 1,751 single-family home sales in December 2024, an increase of 3 percent from December 2023 and 22 percent above November 2024.
• Single-family home sales in the Cape Coral-Fort Myers MSA totaled 1,011 units in December 2024, a less than 1 percent fall from December 2023.
  • The median price in the Cape Coral-Fort Myers MSA was $400,000 in December 2024, a less than 1 percent increase from December 2023.
• The Naples-Immokalee-Marco Island MSA registered 322 single-family home sales in December 2024, a 2 percent decline compared to December 2023.
  • The median price in the Naples-Immokalee-Marco Island MSA was $837,500 in December 2024, up 5 percent in December 2023.
• The Punta Gorda MSA reported 418 existing single-family home sales for December 2024, up 16 percent from December 2023.
  • The median price in the Punta Gorda MSA was $342,000 in December 2024, down 6 percent from the same month last year.

All prices are nominal and not adjusted for inflation. The following table shows which MSAs correlate with which counties. Southwest Florida coastal counties is defined as the sum of Cape Coral-Fort Myers MSA, Naples-Immokalee-Marco Island MSA and Punta Gorda MSA.
